Modular homes

Modular Certification

Manufacturers, builders and owners needing approval documentation.

Getting a factory-built home approved

A modular home has to satisfy the same National Construction Code as any other house. What differs is where the evidence comes from. Much of the structure is enclosed and lined before it ever reaches the site, so the inspection regime that works for a conventional build — turn up when the frame is exposed — has to be rethought.

That makes documentation the backbone of a modular approval. Certifiers and councils are being asked to accept a structure they cannot fully see, and the paperwork has to carry that weight.

How structural engineers help

We provide the detailed drawings and calculations required for building approvals, and compliance certification for the structural design — in Queensland, the Form 15 Compliance Certificate for Building Design or Specification that your certifier will ask for.

Where structural elements are inspected during manufacture rather than on site, we attend at the stages that matter and issue the corresponding inspection documentation, including Form 16 where it applies. Our team conducts inspections to ensure that work is being carried out according to the required design specifications, and we can adjust our plans in response to site conditions or unforeseen challenges.

For homes crossing the border into Northern NSW, the approval pathway is different and the certification is prepared to suit the New South Wales process rather than the Queensland one.

What you receive

Structural drawings and calculations, compliance certification for the structural design, inspection attendance and inspection certificates at the agreed hold points, and the documentation package your certifier and council need to approve the home.

Common questions

Frequently asked

What certification does a modular home need in Queensland?

The same National Construction Code compliance as any other house. For the structural design your certifier will generally ask for a Form 15 Compliance Certificate for Building Design or Specification, supported by structural drawings and calculations.

How are inspections handled when the frame is lined in the factory?

We attend at the stages that matter during manufacture rather than waiting for site, and issue the corresponding inspection documentation, including Form 16 where it applies.

Is the process different in Northern NSW?

Yes. The approval pathway differs across the border, and certification is prepared to suit the New South Wales process rather than the Queensland one.
